Summer is prime showing season across the state, and whether you're searching Glenwood homes for sale or browsing Maple Grove homes for sale, a warm-weather tour reveals details that winter listings simply cannot.

What a Summer Tour Actually Shows You

Most buyers walk through a home and look at finishes, such as the countertops, flooring, and paint colors. Those things matter, but they aren't what catches you off guard after closing.

A July afternoon tells you something a February showing never could. The HVAC is running under actual load. The yard looks exactly like it will every Saturday you own the place. West-facing rooms reveal whether they get hot by late afternoon. Natural light patterns throughout the day shift dramatically depending on the home's orientation, and you only get one shot to notice that during a tour.

Walk slowly and resist the urge to spend most of your time in the kitchen.

Start Outside, Before You Even Open the Door

Minnesota winters are punishing, and a home's exterior absorbs most of it. By July, the evidence is right in front of you.

  • Foundation and grading: Soil should slope away from the house on every side. Clay-heavy soils common across the Twin Cities metro hold water, and flat or inward grades push that water toward your foundation.

Windows and Screens Matter More Than You Think

  • Any unusual sounds from the compressor unit outside?

An air conditioning system older than 15 years is approaching the end of its expected lifespan in this climate. Replacement costs are significant enough to factor into your offer, not to be discovered after closing.
